I have over twenty years of experience in building construction.
I was the Engineering Manager for two local modular builders.
I am licensed as a Home Inspector by the State of Florida. #HI 168.
I hold the Residential Combination certification from the International Code Council for Building, Electrical, Mechanical and Plumbing inspection and I am a member of the National Association of Certified Home Inspectors. In order to maintain these certifications I meet the ongoing annual testing and continuing education requirements for both organizations. I
inspect homes based on the NACHI Standards of Practice. This is a very comprehensive list consisting of all the major systems in the home.
I use computerized reporting software and will provide the report to you within 24 hours of the inspection.
I am also certified to perform Wind Mitigation Inspections.

Thanks. Looks like a very thorough inspection. I will follow your recommendation and get someone out to look at the roof, most likely a licensed engineer. I've also already got an estimate for the air conditioner replacement.
